Use locals to build hotels; rent or lease to foreigners – Speak Your Mind

Host of Speak Your Mind, Julio S. Henry, felt that locals should be recruited for the building of any major hotel development in the Territory. He also believed that once construction was completed, projects could be leased or rented and managed by foreign investors. Image:VINO
ROAD TOWN, Tortola, VI – Host of the Speak Your Mind TV show, Julio S. Henry, is firmly of the belief that any major hotel development taking place in the Virgin Islands would be best served by local manpower in its construction before handing it over to be managed by established brands.

The host expressed this view during his show aired on a local television station on December 8, 2012.

Responding to a query during the show which asked whether there was any major hotel development in the pipeline, the host said he didn’t know of any but wished to see one in Tortola.

The host added that he noticed mention being made in the news about a potential development in Prospect Reef where there was a possibility of outside investors being brought in to develop a project and objected to this.

Mr Henry felt that local investors were readily available and should be approached with instructions to “build to suit” any hotels that were being developed.

He made an appeal for the government to “Build something, work in collaboration with your local developers… build something nice that the international market is looking for and then brand it with one of those other companies.”

He urged that there was no need to sell to the other [overseas] companies but instead, it should be built to the required specifications and a guarantee received from a company that it could be leased or rented. “You have a good product… don’t give it away,” he added.

“Don’t give away your natural resources to nobody when you could do something with it yourself,” the host urged while making reference to the Baughers Bay Plant.

He felt strongly that projects could be developed and controlled locally and others could come in later to assist with the management process.

“Transfer of technology,” he continued, “you bring people in, make sure they train your staff.” “Make sure they train the people who live here, who are committed to here, who belong here, so when they leave, the information, the technology and everything is right here.”

    A reality check is required, once built these units need to be run by the locals as the fee required by the local owners are too high to turn a profit once leased FACT. Look at Spaghetti Junction leased at $10000 a month the restaurant could even make $300,000 a year and not be profitable because of the $120,000 a year ground rent, same goes for any new structure being built as the mortgage repayment is so high with the cost of building in the BVI that only the owners can make it work!

    What Sam need to understand is that the BVI has long passed the days when we could call all the shots. The point is, people out there with money know what we have, they're monitoring our foolish decisions and now they realize we are cash strapped. How can you call all the shots when you really NEEEEED investor monies? You will have to give and take, you can't have it all your way and that's the problem. What Sam is proposing makes sense on paper and in fairy tale stories, not in real life business. People don't invest for charity, it's to turn a profit. We need to find middle ground where the investor and BVI/it's people can benefit mutually without totally selling out our birthright. It can be done but we need people to think practical instead of emotional. The local landlords around here should count their blessings because they're totally ridiculous with those prices, but it won't last forever.

      Can't blame the landlords alone; most landlords don't build with their own cash. The banks and the crazy a$$ interest rates and FEES is where we need to start. Minister of Finance and FSC need to crack down on these banks cause they are not being properly regulated!
